We are experiencing some some wonderful opportunities for Home Buyers right now. With the amount of lender owned property on the market there are some bargains to be had in my opinion. Investors are taking advantage of this and now we are seeing more end users, actual people buying a home to live in. It has gotten to the point that the payments for a home may very likely be cheaper than what people are now paying for rentals. In addition to that there are many programs out there helping with down payment assisstance and closing costs.

This past weekend we had perfect weather, very unusual for this time of year. With temperatures in the 70’s and 80’s for the long weekend, it was perfect weather for getting out with your family and friends. Normally we see the temperatures in the 100’s by this time of year but this winter and spring it’s stayed much cooler much longer. None of us are complaining, just enjoying it while it lasts.
Fortunately we were also busy with customers which is fun if you are a Realtor.
We hope you all had a nice and safe Memorial Day and don’t forget to say thanks to the men and women we were honoring this weekend.

I went to the MLS breakfast last week and they had as their guest speakers the founders for the Decades Theme Park, the outlook is looking good. The Senate should have their final vote on the approval this week and then the Governor will have it. It is my understanding that that process takes another week and then it becomes a Bill in 90 days. At the end of the 90 day period that is when the Theme Park can proceed with the bonding.
While all of this has been going on the Decades Team has been busy in the background and has been approached by some impressive companies. One of these is Fender Industries, the makers of Fender Guitars, and a major force in the musical instrument industry. It appears that the Decades Team and Fender Industries will become partners in the future.
Unfortunately I can’t remember the other companies that have contacted them but it appears that the word is getting out to those in the industry.
Needless to say we are all excited at the prospect of a Theme Park coming to our area. We were all impressed at the thorough planning and the details that the team has taken to assure that this Theme Park will one that we can all be proud of.

We are very close to knowing about the approval of the new proposed Decades Theme Park. This is a music theme park proposed for Eloy which is located in the central Arizona desert halfway between Phoenix and Tucson.
We are all watching closely as this will bring abouta a huge boom to our area if this does pass and become a reality. To keep current you can go to their website which is www.decadesusa.com.

I will be listing a new horse property at the end of this week. This is a large groundset manufactured home on 1.25 acres located just a few minutes south of I-10 in a Subdivision named Caballo Estates. This area is located halfway between Phoenix and Tucson and just outside of Casa Grande.

It has been spring break for most kids in school this week and as I mentioned before the Pinal County Fair is in town. I was able to take a day off and take my two grandchildren to the fair.
We had a great time, perfect weather, lots of rides and you have to play games and win those wonderful prizes. Actually we got some fun prizes, not just stuffed animals and pictures, we got some prizes you could actually take home and play with.
4H and FFA are also participating at this fair with their animals so there was a lot to see there too. Even though we are a family with lots of animals we don’t have the sheep or goats or swine plus some of the others so they’re always fun to look at. We have dogs, horses, cattle and cats.
If you are in the area I hope you can make it to the fair, it is truly good family fun.

It is looking very good for the new proposed theme park THE DECADES” coming to Pinal County. This has been well layed out and it appears that it has fantastic people behind it as you go through their site which is www.decadesuas.com. I encourage you all to visit the site and see what might be coming to town. This is situated just off of I-10, I-8 and they already have the space.
If this does happen just think of the opportunities it is going to bring to the Golden Corridor in Pinal County. We are situated so well halfway between the two major cities Phoenix and Tucson in Arizona.

Have I ever seen the real estate market plus politics controlled to such an extent by the media.
The Real Estate Market is excellent for Buyers, but in my opinion they are not buying because of the media.
We now have seasoned investors buying properties because they don’t listen to the media, and they know the value of Real Estate. These are not speculators, these are people who have invested in Real Estate over the years and know the opportunity that is being offered right now.
In my opinion, Buyers are waiting for the media to tell them when the time to BUY is, you will have missed the low if that is what you are waiting for.
Prices are great, interest rates are great, selection is great, what are you waiting for? THE MEDIA!!! To tell you when it’s ok.

I went to a luncheon the other day and saw a really truly exciting presentation. Go to www.decadesusa.com and you will see something that is now being proposed for the central Pinal County area. You will see that they have put a lot of preparation into this, I do feel it may come to fruition.
In their presentation the other day, and with further conversation with the County Attorney the other day their is a bill submitted to the state legislature about their funding. This will make a huge difference for Arizona and it’s economy.

We are seeing a fantastic opportunity happening here for Buyers. As fast as the market had gone up over the years, it has readjusted even faster going down.
We have seen almost a snowball effect with many contributing factors. One is the the amount of homes that the investors own and are no longer able to pay their loans. Another is the number of people that refinanced and took out their equity while the market was high. Another is the fact that people’s lives change and they have to transfer and relocate, personal situations change, etc. For these and many more reasons we are seeing the market making a very swift change in price.
The interest rates are being reduced to near a record low, if not a record low, and the prices on many homes now are fantastic and at a 3 or more year low. There are many opportunities out there for Buyers now that just were not available in the recent years.
